Lots of people tend to think that “they have a great home, in a great location, so they will automatically get top dollar as is, in a bidding war, with no contingencies! However, many people have been very disappointed when they found out the hard way. You must prepare your home if you want to get top dollar. Prepare doesn’t mean you need to go all out. Here are a few things to consider.
    • Get rid of all your dirty spots. I see dated homes going over asking and updated homes going below asking. Very often the difference is, the dated home was sparkling clean. People felt they could move right in. You need to get rid of the grime, mold and dirt. Check the caulk on the bathtub and the mold in the shower. Wipe down the stains on the trim around the house (even repaint spots). Clean your carpet if you need to. In short….getting rid of dirt is the abc of selling a house for top dollar. After the dirt is gone check the other small things your wife has been bugging you about for the last 3 years. The kitchen cabinet is falling off, the doorknobs fell off, the plug covers are hanging and vents are off. After these 2 steps are done, now you can think about if you actually should do updates. 
    • Don’t waste unnecessary money and headache
  • Find out if the city needs to inspect your home prior to selling. That can hold up a sale later on.
  • Where will you move once you sell? Do you need to sell your house in order to buy the next one? Will the bank lend you money if your house was not sold yet? Clarify these things.
  • Find out if you will need to pay capital gains tax when selling your home. Sometimes, a few more months of waiting can save you lots of money in taxes!
  • Market your home, get top dollar then go to Vegas and gamble the proceeds!
